This website is provided as part of our education service. Our "Real Estate Investment Group" hosts a variety of complimentary investment classes in Pleasanton, San Jose, San Leandro,and San Ramon .

We offer seminars on the Basics of Real Estate Investment, as well as a Continuing Education program. Each session, in our Continuing Education program, discusses a particular aspect of Real Estate Investment. All of our educational programs are complimentary. The Portfolio Analyzer is our latest tool for the investor with over 4 or 5 investment properties in their portfolio.

Additionally, for those of you who have attended our Portfolio Analyzer Workshop, we are posting our User's Guide for your reference. This document is posted on our web site so in case you run into a problem, you can check our guide and see if your problem has already been uncovered and “solved.” When a problem has been fixed in the model, Steve Swanson will indicate the version number it’s been fixed in, so you can check your version of the model (noted on your software/document from the workshop) to see if the workaround applies.

Please continue to check this website for announcements of upcoming Educational Out-Of-State City Tours.

It’s important when you research unfamiliar areas of the country, different cities, and new neighborhoods that you do due diligence in your research.

Also, in these fast markets, it’s important that before you buy, you establish relationships in the area with Realtors and Property Managers who understand the investment market and the strategies we employ. That way, you’re prepared to make offers, usually sight unseen, when properties that meet your criteria come on the market.

To help facilitate this, the "Real Estate Investment Group" periodically sponsors one-day tours to different areas, where you have the opportunity to hear about the underlying economics of an area, meet our Realtor partners, hear and ask questions of property managers, and tour different neighborhoods where it is believed there are great investment opportunities. These are not house hunting tours, although some clients do choose to stay over (all tours are scheduled for Fridays) to do more in depth exploration and/or property searches. And if that isn’t enough, these are a LOT OF FUN.

TRY OUR NEW RENTAL MODEL!
It now allows you to model properties in other states by supplying your own information on property taxes (tax rate for a purchase plus the estimated annual tax growth). It also shows you the monthly depreciation (for tax planning purposes), by allowing you to enter the % of the house "value" that's classified "improvement." If it's for your existing house, you get that information off your tax bill; for a new home, you can estimate it or ask your Realtor.
